Rental Spaces

We've spent nearly three years researching Incubator spaces and surveying needs of business people.  Here is what we have planned:

Kitchen Spaces


1.  Processing Kitchen (Lower Level).  The processing kitchen is primarily for the production of jams, jellies, pickling, etc. and is closest to the dry storage lockers, which are available to the businesses incubating with us.

2.  Demonstration Kitchen (Main Level).  The main level, which also houses offices and event space, will have a forward-facing kitchen with an overhead mirror.  A space for audience members and audio/video hook up are also available for recording classes.

3.  Specialty Kitchens (Upper Level).  Two kitchens on the upper floor contain exclusive washing equipment and storage and are dedicated to cooks and bakers focusing on dietary restricted food (such as gluten-free).  

4.  Large Multi-Chef Kitchen (Upper Level).  Nearly half of the upper level (closest to the elevator) is the large kitchen for caterers or multi-chef teams.  This space is flanked by a staging area for beverage and other preparation.  This kitchen can be used for large scale preparations or to serve events taking place on the Main Level.

Cold Storage
A walk-in cooler/freezer and two smaller cooler/freezers are available on the upper level, nearest the three larger kitchens.  

Dry Storage
Each incubee will find ample storage on each level of the facility.  The lowest level consists largely of caged locker space exclusively for incubees.  In addition, each kitchen has storage space for equipment and auxiliary space.

Event Space
The main floor of the Incubator will house a 2,000 square foot event space that is rentable to the public.  This space will have tables, presentation equipment and facilities for catering (either through the incubator or by a separate team).  The space can also be split by a folding partition for smaller, more intimate settings.  The rentable spaces on the main floor can be combined (for example, you can teach a class in the demonstration kitchen and then use the event space for seminars, lunch sessions or focus groups.  

Office Equipment
All incubees can access basic office equipment to support their business.  The 400 square foot office space is located on the Main Level and includes computers, phones and fax machines.  The adjacent copy room includes printers, copiers and labeling equipment for bigger packing jobs.

Amenities to Make Life Easier
Each floor of the Incubator has a separate men's and women's restroom, some with lockers and personal storage.  In addition, the building can be accessed on all three levels by an elevator immediately to the rear of the building, as well as a loading dock.    For the safety of our incubees, the glass and brick elevator will have a light internal glow to ensure safely lit access.  To make life easier for our neighbors on Long Wharf Drive, we are keeping the rear parking lot accessible only off Main Street (except for emergency vehicles).  

Someday, We Hope to Have
While we are focused on opening, we all have aspirations.  Ours is to create an additional public space on the rooftop of the building.  With a high parapet, the Main Street School has distant waterviews of the Warren River and would make a beautiful space for summer evening gatherings.  We also hope to install solar panels and light-weight gardens (perhaps herbs grown by and for our incubees) to lower costs.  We can dream!
